Türkiye citizenship by investment: the US$400,000 property route explained
Türkiye offers one of the quickest routes to a second citizenship, with no residence or language requirement and dual citizenship permitted. Residence and citizenship matters are handled by the Presidency of Migration Management. The most popular option is real estate.
The routes
- Real estate — US$400,000. Buy property worth at least US$400,000 (raised from US$250,000 in 2022), confirmed by a licensed valuation, and hold it for three years. A “no-sale” note is recorded on the title deed to enforce the hold.
- Bank deposit — US$500,000, held for three years.
- Government bonds or fixed-capital investment — US$500,000, held for three years.
- Job creation — employing at least 50 Turkish citizens.
Why it’s popular
The appeal is speed and simplicity: applicants can often move from purchase to citizenship approval within months, and there is no obligation to live in Türkiye. The Turkish passport also offers useful visa-free travel and, for some nationalities, a pathway to the US E-2 investor visa.
2026: tighter property compliance
The citizenship rules themselves did not change in 2026, but property-law reforms tightened the mechanics around the qualifying asset — stricter valuations, closer source-of-funds checks, and holding-period audits, as covered by the investment-migration press. The practical effect is that the US$400,000 figure must be genuine and well-documented; inflated valuations and quick “flips” between foreign buyers are being scrutinised.
What this means for applicants
Türkiye remains a strong option for a fast, flexible second passport, especially for buyers who want a tangible asset. The key is to buy a real property at a defensible market value, move funds through the Turkish banking system with clear documentation, and work with a lawyer who understands the current valuation and title requirements.
Thresholds and property rules change. Confirm current requirements with an official source or Turkish lawyer before purchasing.
